Seal Coat


A seal coat is the most versatile and cost effective way to preserve and protect a paving investment over time, while making the pavement look impeccable. When asphalt is exposed to weather, sun, salt, and the everyday wear and tear of traffic, it begins to lose some of its original properties, such as waterproofing and binding. It begins to progressively fade in color and develop impairments, which if left untreated could be devastating to the integrity of the pavement. Damages such as cracks allow water to permeate the surface of the asphalt and compromise the sub grade. Without a strong base, the asphalt will shift and break apart on the surface, which will require the entire component to be torn out and replaced. A complete removal and replacement can be quite expensive. To avoid this from happening to your existing pavement, small cracks can be filled and further damage can be avoided with the application of a seal coat. If maintained correctly, a seal coat can add up to 30 years to the life of the pavement.

It is important to keep in mind that no surface is permanent, but by undertaking a program of planned preventative pavement maintenance, considerable savings in rehabilitation costs may be achieved.
